Tenant Screening

Every application that we receive goes through a thorough vetting process. We strive to locate the best possible tenants by utilizing a 3rd party company that searches each applicants credit history, background check, eviction record and reference verifications.

Marketing

Each home that we market has photos taken by our in house photography team. We then will blast those out to all the major Real Estate sights like Redfin, Realtor.com, Zillow...etc.

Move in/out inspections

Every time we move in a tenant, we do a extensive walk through with them documenting any damage or defects along with photos of current property condition. Upon lease end, we do another walk through comparing original photos to present condition.

rent collection

We ensure collection of rent each month, pay owner bills, Serve 3 day notices.

maintenance

Whether its preventative care or an emergency repair, our team will ensure that your home gets the attention it needs. We have close working relationships with many qualified tradesman, ensuring any problems get fixed in a timely manor.

Evictions

All though we believe strongly that our tenant screening drastically reduces the need for evictions, However in the event that the need may arise, we have great attorneys that can help in the eviction process. Depending on which management program your on, we help assist with some of the fees.

property inspections

We do 1-2 visits per year on each rental under our program. This gives us the opportunity to check property condition, occupancy checks, pet checks and ensure the lease terms are being followed.

Financial Reporting

We send out monthly statements for rent received, property management fees, year end summary and 1099 reports.
